Managing Director, Charles Evans BEng was formerly a British Army Captain in the Corps of Royal Electrical and Mechanical Engineers, he specialised in Aeromechanical Engineering and became an AEO (Aircraft Engineering Officer). Responsibilities included a posting to Basra, IRAQ as AEO in charge of the whole fleet of Army Helicopters. He subsequently became used to managing large teams and making high pressure decisions. He specialised further and was one of the first Apache Helicopter qualified AEO’s implementing 2nd line engineering support for the Apache fleet. Having read a degree in Mechanical Engineering at Cranfield University, Shrivenham and with years of engineering challenges he has become an experienced, driven Property Developer and architectural enthusiast.
Having undertaken property projects in UK and France, in 2005 Charles Evans BEng moved to Bulgaria and established, Out to Inspire Ltd. The company started out business building individual, exclusive, private villas for customers. The company progressed very quickly and after only 6 months Out to Inspire was featured on Channel 5's Property Develping Abroad presented be Gary McCausland. The advertising power of television was tremendous and after the TV programme was broadcasted Out to Inspire received so many request for properties that they came close to selling out of plots.
Customers loved the unique designs and the Directors of Out to Inspire realised the need for a larger construction project to meet the demand. Today, Out to Inspire has grown to a perfect size, large enough to cope yet small enough to care. Out to Inspire has a mixed British and Bulgarian staff with offices in the UK and Bulgaria.
From the beginnings of building off the shelf villas on the site of a client’s choosing, the company has expanded rapidly to meet the following markets:
1. Bespoke luxury properties built specifically around a client’s desires
2. Building a whole new village of 51 villas (phase 1 complete and lived in) along with all the infrastructure (i.e. roads, transformer, water and sewerage system)
3. Project managing the building of established projects
4. Full property maintenance
5. Rental services
Future Plans
Having successfully established themselves as residential property builders, project managers, property managers, site managers and rental agents, Out To Inspire is looking to expand its current business niches with the introduction of both commercial projects and expanding outside of Bulgaria. Out To Inspire is well into the planning stages of a commercial project in Constantsa, Romania as well as in Varna, Bulgaria. Out To Inspire expects to be working 70% within the residential sector and 30% within the commercial sector by the second half of 2011 and will be looking to expand in Romania upon the successful completion of the current project. Out To Inspire are also in the process of applying to EU funding for a rural development project.
Experience and Successes
1. Built in excess of 30 villas (ranging from 75m2 to 360m2) up and down the Black Sea Coast
2. Managed successful implementation of Category II infrastructure project for 300 person settlement
3. Achieved 7.5% rental yield in first season for the owner of one of their bespoke properties in Balchik, Bulgaria
